48,000 square feet of small bay flex industrial under development in Winchester, on the Frogale Court corridor alongside our 45,000 square foot project at 121 Frogale Court. Warehouse and office suites designed for storage, distribution, light manufacturing and office use.

It is the clearest answer to why our advice is different. We are not brokering somebody else’s project here. We are developing it, and we will be leasing it, which is a very different way to learn what tenants actually need.

  • What areas do you cover?

    Winchester and Frederick County are our core market. We also transact across Stephens City, Front Royal and Warren County, Strasburg and Shenandoah County in Virginia, and Martinsburg and Berkeley County in West Virginia. Commercial deals pull from a wider radius than residential, so our service area is deliberately larger than a residential agent’s would be.

  • Do you work with tenants, or only property owners?

    Both. We represent tenants looking for office, warehouse, flex and retail space, and we represent landlords trying to lease buildings up. On any single transaction we represent one side and we tell you clearly which side that is.

  • What makes a development background matter in a brokerage?

    Most of what kills a commercial deal is physical or regulatory: zoning that will not support the use, utilities that are not where the site plan assumes, access that VDOT will not approve, or site work that costs more than the land. We have paid for those mistakes on our own projects, so we catch them during diligence instead of after closing.

  • How is commercial property valued?

    It depends on the asset. Owner user buildings tend to trade on comparable sales per square foot. Investment property trades on income, so the rent roll, lease terms and expense structure drive the number more than the building does. Land trades on what can actually be built and what it costs to make it buildable. A broker opinion of value walks through which method applies to your property and why.

  • What is flex space, and who leases it?

    Flex is a unit that combines warehouse with a finished office area, usually with a drive in or dock door. Contractors, trades, distributors, service companies and light manufacturers lease it because it gives them a shop and a front office in one lease. Our own park at Shady Elm is small bay flex, so it is the product type we know best.

  • Can you help if I am not ready to transact yet?

    Yes, and that is most of the conversations we have. Knowing what your building is worth, what your space would lease for, or whether a site will support your plans is worth understanding well before you act on it. Call and ask.
