Three Properties, Three Different Methods

The method depends entirely on how a buyer would actually purchase your asset.

Owner User Buildings

Valued against comparable sales per square foot, adjusted for condition, clear height, office finish, parking and location. What a business would pay to occupy it.

Income Property

Valued on the income. Rent roll, remaining lease terms, tenant credit, real operating expenses and rollover risk drive the number far more than the finishes do.

Land

Valued on what can be built and what it costs to make it buildable. Zoning, utilities, access and site work all sit between the asking price and the real price.

Mixed Use

  • What is the difference between a BOV and an appraisal?

    An appraisal is a formal report produced by a licensed appraiser, usually for a lender, and it costs money and takes time. A BOV is a market based opinion from brokers actively transacting, delivered quickly and at no cost. For most owner decisions a BOV answers the question.

  • Does it cost anything?

    No, and there is no obligation to list with us. Owners who know what their property is worth make better decisions, and some of them become clients later. That is a fair trade from where we sit.

  • How long does it take?

    Usually a few days once we have the basics. On leased property it depends on how quickly we can get the rent roll and the actual operating expenses, since those drive the number.

  • What do you need from me?

    The address, the size, and for leased property the rent roll with lease terms plus recent operating expenses. Any recent capital work is worth mentioning too, because it affects the condition adjustment.

  • Will you tell me if now is a bad time to sell?

    Yes. Sometimes the answer is that holding for two more years, or re-leasing before selling, produces a materially better outcome. That is a more useful answer than a number.
