Most of what kills a commercial deal is physical or regulatory. Zoning that will not support the use, utilities that are not where the site plan assumes, access VDOT will not approve, or site work that costs more than the land. We have paid for those mistakes on our own projects, so we find them before you sign rather than after.
We Price Buildings Honestly
Roof age, mechanical life, paving, electrical service and structure all carry real numbers, and we know what those numbers are here because we have written the cheques. That gets used to negotiate rather than absorbed after closing.
We Have Been the Landlord
We have delivered completed commercial projects in this market, and we currently have 93,000 square feet of small bay flex industrial in development on the Frogale Court corridor. Being on the ownership side is how you learn where there is genuine room to move on rate, term and allowance, and where there is not.
