How long will it take to lease my space?
It depends on the format, the rate and the condition. Small bay flex and well located retail move faster than large office. The single biggest driver is whether the asking rate matches the market, because an overpriced building generates tours that go nowhere.

What commission do you charge?
It varies with the size, term and complexity of the deal and whether a tenant broker is involved. We quote it clearly up front, in writing, before you sign anything.

Should I offer a tenant improvement allowance?
Often yes. Allowance is usually more efficient than free rent because it wins tenants who otherwise cannot afford to occupy, and it improves your building. The amount should track the term and the tenant’s strength.

Do you screen tenants?
Yes. Financials, trade and landlord references and a real conversation about how they will use the space. We would rather lose a month than place a tenant who defaults in year two.

Can you handle a multi tenant building?
Yes. The thing that matters most in multi tenant is staggering lease expirations so you are never re-leasing the whole building at once, and that is a strategy decision made lease by lease.
