  • How do I find out what a property is zoned?

    Zoning is public record through the county or city, but the district label is only the start. What matters is whether your specific use is permitted by right, permitted with a conditional use permit, or not permitted at all, plus the setbacks, height limits and parking requirements that apply. We pull it and read it against your intended use.

  • What does site work cost per acre?

    There is no reliable per acre figure, because it is driven by grade, rock, soil, how far utilities have to come and what stormwater management the site requires. A flat site with utilities at the property line and a hillside site with rock and no sewer can differ enormously at the same asking price. That is exactly why we screen before you commit.

  • Can I get the land rezoned?

    Sometimes. It depends on the comprehensive plan, adjacent uses, the staff position and the political appetite. It takes months, it is never guaranteed, and it should be priced as a risk and protected with a contingency rather than assumed.

  • Do I need a VDOT entrance permit?

    If your access is off a state maintained road, yes. Sight distance, turn lane requirements and where the entrance can physically go are decided by VDOT, not by you, and a site that cannot get an approvable entrance is not a site.

  • What is a build to suit?

    An arrangement where a developer builds a facility to your specification and leases it to you, rather than you buying land and building it yourself. It keeps capital in your business and moves construction risk to the developer, in exchange for a longer lease commitment.
