We Have Paid for These Mistakes Already
Two sites at the same price per acre can differ by hundreds of thousands of dollars once you account for rock, grade, how far the sewer is, whether the power service is adequate, where stormwater management has to sit and whether VDOT will approve your entrance.
None of that is the seller’s problem. It is yours, and most of it is knowable before you go hard on a deposit. We screen for it because we have absorbed those costs on our own projects, from raw land through to finished lots.

Confirming what the zoning permits by right, what needs a conditional use permit and what would need a rezoning, plus the setbacks, height and parking that shape what fits.
Infrastructure
Planning roads, utilities and site access for buildability. Where water, sewer, power and gas actually are, and whether there is capacity.
Coordination
Managing utility connections, grading and site preparation, and sequencing them so trades are not waiting on each other.
Delivery
Finished lots ready to build, on time and on budget. We can also handle site prep for developers who would rather not run that part themselves.
Build to Suit
If you want the building rather than the project, we find the ground, build to your specification and lease it to you. Your capital stays in your business.

What Kills a Land Deal
Access You Cannot Get Approved
If your entrance is off a state road, VDOT decides where it goes and whether sight distance works. A site that cannot get an approvable entrance is not a site, whatever it costs per acre.
Utilities Further Away Than They Look
Extending a sewer main a few hundred feet can cost more than the land. Capacity matters as much as proximity, and a nearby line at capacity is no line at all.
Earth, Rock and Water
Grade, rock and stormwater management are where land budgets die. A flat site with utilities at the property line and a hillside site with rock can carry the same asking price and completely different real costs.

What does site work cost per acre?
There is no reliable per acre figure, because it is driven by grade, rock, soil, utility distance and the stormwater management the site requires. That variability is exactly why screening before you commit matters more than negotiating the land price.

Can I get a property rezoned?
Sometimes. It depends on the comprehensive plan, adjacent uses, the staff position and political appetite. It takes months, it is never guaranteed, and it should be priced as a risk and protected with a contingency rather than assumed.

Do you do site prep for other developers?
Yes. Stoneridge Development can handle site preparation for developers who would rather not carry that scope themselves, from clearing and grading through utilities and finished lots.

What is a build to suit?
We find or use the ground, build the facility to your specification, and lease it to you rather than selling you the project. It keeps your capital in your business and moves construction risk to us, in exchange for a longer lease commitment.

How early should I involve you?
Before you go under contract, ideally before you make an offer. Almost everything that makes a site expensive is discoverable up front, and the contract is where you protect yourself against what is not.
