What areas do you serve?
Frederick County and the Shenandoah Valley are the core, with active coverage across the Virginia and West Virginia corridor. In practice that means Winchester, Frederick County, Stephens City, Front Royal and Warren County, Strasburg and Shenandoah County in Virginia, plus Martinsburg and Berkeley County in West Virginia. Commercial requirements pull from a wider radius than residential, so our service area is deliberately larger than a residential agent’s would be.

Do I pay you to find me space?
Not directly, on a standard lease. The landlord pays the commission and it is shared with the broker representing the tenant. Going unrepresented does not reduce that commission, it just means the listing broker keeps all of it and you take advice from someone whose duty runs to the other party. See tenant representation.

How much is commercial space per square foot in Winchester?
It varies too much by format to give a single useful number. Office, warehouse, flex, retail and medical all price differently, and most commercial space here is quoted triple net, meaning taxes, insurance and common area maintenance sit on top of the base rent. Tell us the size and the use and we will give you the current range for that specific type.

How long is a typical commercial lease?
Three to five years is the common range. Shorter terms exist on smaller suites, but landlords price risk into short terms and are much less willing to fund a build out. If you want improvements paid for, expect to trade term for them.

What is a tenant improvement allowance?
Money the landlord contributes toward fitting the space out for you, quoted in dollars per square foot. It is negotiable, it tracks with lease term and tenant strength, and it is often worth more than a rent concession because it is cash you would otherwise spend yourself.

What is flex space?
A unit combining finished office with warehouse or shop space, usually with a drive in door and its own entrance. It suits contractors, trades, distributors and service businesses that need somewhere to meet a customer and somewhere to keep trucks and inventory. See flex space for lease.

When should I start looking?
Earlier than feels necessary. If you need a build out, six to twelve months before your current lease ends is reasonable. Starting late destroys your leverage, because a landlord who knows you are out of time has no reason to concede anything.

How is commercial property valued?
It depends on how a buyer would purchase it. Owner user buildings trade on comparable sales per square foot. Income property trades on the income, so rent roll, remaining lease terms, tenant credit and real operating expenses drive it. Land trades on what can be built and what it costs to make buildable. A broker opinion of value works through which method applies to your property.

How much down payment do I need?
Conventional commercial financing generally expects a substantial down payment, often around a quarter to a third of the price. SBA programs for owner occupied property can require considerably less, which is why many businesses buying their own building use them. Speak to a lender early, because financing shapes what you can realistically offer.

How long does a commercial closing take?
Longer than residential. Diligence, environmental review, survey, title work, lease estoppels on leased property and lender underwriting all take time, and forty five to ninety days from contract is normal. Rushing diligence is the most expensive way to save two weeks.

Is a broker opinion of value free?
Yes, and there is no obligation to list with us. An owner who knows what their property is worth makes better decisions, and some of them become clients later. That is a fair trade from where we sit.

Should my business buy or keep leasing?
It comes down to how long you will stay, whether the building genuinely fits your operation, and what that capital could otherwise earn inside your business. If you are staying and the building works, ownership usually wins. If you are growing unpredictably, flexibility is worth paying for.

Do you build commercial and industrial property?
Yes. That includes 121 Frogale Court at 45,000 square feet and Stoneridge Flex at Shady Elm at 48,000 square feet, both 2026 developments designed for small bay industrial and distribution users, plus completed work such as the purpose built medical office for Bone and Joint Associates.

Do you handle site prep for other developers?
Yes. Stoneridge Development can carry out site preparation work for developers who would rather not run that part of a project themselves, from clearing and grading through utilities and finished lots.

What does site work cost per acre?
There is no reliable per acre figure. It is driven by grade, rock, soil, how far utilities have to come and what stormwater management the site requires. A flat site with utilities at the property line and a hillside site with rock can carry the same asking price and completely different real costs, which is why we screen before you commit.
